Since January 1999 the price paid for any residential property sold in England & Wales has been registered with HM Land Registry. This information, along with other Land Registry data, can prove invaluable when attempting to trace people.
The Land Registry price paid dataset, which contains this data, drives our basic Land Registry search.
Land registry search
Basic Land registry searches can be conducted through our Tracesmart Corporate people tracing tool. Carrying out a basic Land Registry search will yield the following results (If the property was sold post 01/01/1999):
- Property type
- Property tenure
- Property transfer date
- Actual price paid
If the property changed hands prior to January 1999, an average market value can still be provided. Utilising a multitude of data sources, including recent HM Land Registry, actual property sale transactional data and Council Tax bandings our system will calculate an average value.
Our basic Land Registry Search for Scotland provides property transfer date and the identity of the registered owners for the majority of property transactions since 2001.
Property ownership search
If you require more in-depth information, for a fixed fee we can carry out a property ownership search; this will query the entire HM Land Registry database, containing over 20 million properties in England & Wales. Our Property Ownership Search contains an extract of the Property Title Register information containing:
- Property description
- Registered owners
- Mortgage lender (if any)
- Price paid (post 01/01/1999 registrations only)
- Rights of way
- Restrictions or other conditions
